New Construction vs Custom Home
Two ways to build.
One honest comparison.
Most people building in Southern Utah land on one of two paths: a new construction home that is already designed and moving, or a true custom home drawn from scratch. Neither is better in the abstract. Here is the straight comparison on cost, time, and control so you can pick the right one for you.
Figures are 2026 build cost in Washington County and exclude land, landscaping, and pools, which are quoted separately. Cedar City and outlying areas run lower. See how our pricing compares across the market.
Which Fits You
Pick by what you value most
If you skip everything else, decide on these two axes: how soon you need to move in, and how much of the design you want to own.
Choose new construction
You want a designer home without running the full design process, you would rather move in sooner, and a great existing plan on a good lot is enough. You still pick finishes, you just start from a plan that already works.
Choose a custom home
You have a specific home in mind, a lot you love (or one we will help you find), and the time to design it right. Every wall, sightline, and material is yours to decide.

Common questions
- Is new construction cheaper than a custom home?
- Per square foot, yes. New construction (our spec homes) starts around 260 dollars per square foot because the plan, finishes, and process are standardized, while a custom home runs 305 to 525 dollars by finish level. On a 4,000 square foot home that is roughly $1,040,000 in build cost for spec versus $1,540,000 for a Premium custom build.
- Which is faster?
- New construction. Because the plan and most selections are already decided, you skip months of design and a shorter permitting cycle. A from-scratch custom home in Southern Utah typically takes 14 to 18 months from signed contract to keys.
- Can I customize a new construction home?
- To a point. With a Casteca home in progress you shape finishes, fixtures, and selections, but the floor plan and footprint are set. If you want to move walls, change the roofline, or design around a specific lot, that is a custom build.
- I am not sure which fits me. How do I decide?
- Start with two questions: how soon do you need to move in, and how much of the design do you want to own. If the answer is soon and not all of it, look at new construction. If you want the home exactly your way and have the time, go custom. We are happy to talk it through honestly, including telling you when spec is the smarter spend.
